Basis of Contract: Back to Back 100% from the Ministry
Expected Profit margin: Min. net, 25-30%
Duration of Investment: 24 months
Expected Return on Investment: 50% of the Invested amount on sharing basis.
Project Status as of date: Project design is at the final stage and ready to sign during last Feb or March, 2016. This mega project will not be explain now reason waiting for the signing ceremony.
The first project sponsor is Ministry of Interior which is the flagship project for the contractor. In principle the project is very much secured and we can sign any kind of agreement to ensure Funds movement in the escrow or SPV account where the investment portion would be safe Guarded in the bank itself. The first preference would be given to the investor to acquire any Work e.g the structure, finishing, MEP etc. We promised and committed to keep them on the Priority for Civil, Electrical, Aluminum, finishing and furniture/Fixture etc.
Return on Investment guaranteed which is approx... 50 to 53% in general. The demand for the first 4 months survival is SR. 130 to 150 Mill and the first payment would encourage to manage their future turnaround. Going forward, we can plan and agree to provide them the following materials Meaning financier has the choice for the Inventory and procurement.
1. Cements loose and bulk.
2. Concrete and readymix slabs, Sands, crush etc.
3. Steel fabrication structuring for the sight from the workshop.
4. Aluminum, glass, woods Doors and windows.
5. Flooring and tiles materials
6. Granite/Marble and solutions
7. Approved Kitchen appliances and sanitary
We can agree for supply and or apply as well. The trading work would be managed mainly from Riyadh or Dubai office to incorporate all the supply for 3 projects and this will sum up total of 28 to 30% in total value of the project.
I will ensure the full access and control over the accounts which would be covered under the agreement terms and condition. The projects are for 2 years but investment would be refunded fully in 1.8 year along with the profit agreed upon. Their account would be managed in the selective banks to receive the government funds direct in the escrow or SPV account for the disbursement.
